Our new development seeks to bring life to the site replacing the current tired building with a scheme that provides market facing commercial space as well as circa 80-90 new homes. On the higher floors there will be 1, 2 and 3 bedroom apartments with podium and roof gardens for residents. On the ground floor there will be flexible space suitable for a wide range of businesses. The high quality open layout will offer an opportunity to sub-divide the space to tailor it to meet the needs of tenants making it attractive to local enterprises. The commercial space will benefit from active frontages. These, along with two prominent entrances for the residents of the new homes, will open out onto a street scene enhanced through the planting of trees and plants. This will establish a safer and healthier environment in contrast with the existing office building.

The current building provides a large office and does not make the best use of the space on the site (50% is currently car park). An assessment of local office and other commercial spaces has concluded that there is currently no demand for large spaces and flexible commercial space is more likely to attract tenants. The site acts as a divider between residential accommodation and industrial units. The new development with its commercial/residential mix would bridge the gap well.

The new development will lie between 5 storey Furrow House and 13 storey St Nicholas Court. It will provide a transition presenting a 6 storey frontage towards Furrow House rising to 8 storeys at the St Nicholas Court end, where it will be set back from the Hickman Avenue frontage to reduce its impact on nearby buildings.

The site is five minutes walk from Highams Park station, which is served by London Overground as part of the London Liverpool Street to Chingford line. Travel time to Liverpool Street is 22 minutes. The London Overground line connects to the London Underground Victoria Line at Walthamstow Central. Travel time to Oxford Circus is 28 minutes.

The scheme represents a great opportunity for a mixed development within the district centre, contributing to the local economy and providing much needed homes including family homes.
