Our new development seeks to bring life to the site replacing the current tired building with a scheme that provides 87 new homes. On the higher floors there will be 1, 2 and 3 bedroom apartments with podium and roof gardens for residents. On the ground floor there will be three south-facing homes designed to give security and amenity for residents.  The two prominent entrances will open out onto a street scene enhanced through the planting of trees and plants. This will establish a safer and healthier environment in contrast with the existing office building.

The current building provides a large office and does not make the best use of the space on the site (50% is currently car park).  The site acts as a divider between residential accommodation and industrial units. The new development would bridge the gap well and provide much needed family homes. 

The new development will lie between 5 storey Furrow House and 13 storey St Nicholas Court. It will provide a transition presenting a 6 storey frontage towards Furrow House rising to 8 storeys at the St Nicholas Court end, where it will be set back from the Hickman Avenue frontage to reduce its impact on nearby buildings.

The site is five minutes walk from Highams Park station, which is served by London Overground as part of the London Liverpool Street to Chingford line. Travel time to Liverpool Street is 22 minutes. The London Overground line connects to the London Underground Victoria Line at Walthamstow Central. Travel time to Oxford Circus is 28 minutes.

After considerable consultation with local residents, representatives and stakeholders we have brought forward amendments to our original scheme. These include:

  • An increase in the number of homes from 79 to 87.
  • The removal of the commercial space on the ground floor to allow for an additional three south-facing homes designed to give security and amenity for residents.
  • The reduction in height of the ground floor to 4.5 metres, emphasising the base of the building.
  • 6 blue badge spaces within the on-site car park and the two car parking spaces proposed on Hickman Avenue will be removed.
  • Changes and improvements to the interior home layouts.
  • An extra window on the east and west corridor of the building.
  • A new loading bay to the south of the site, enabling an additional residential parking space.
  • A reduction to the amount of glazing on the eastern side of the building.
  • The relocation of the secondary entrance of the building to the more prominent southeastern corner of the site.
